In 2025, Thailand’s legal environment for foreign property ownership has become clearer and stricter. That’s why we’ve designed the New Earth ownership model to be fully compliant with current laws, transparent in structure, and easy to understand for international buyers.

Here’s how it works and why it matters.

At New Earth, you will own your capsule home outright  it’s your private property, separate from the land. Your home is delivered, installed, and registered in your name. This is similar in legal structure to what’s known as a right of superficies in Thailand: you own the building, and lease the land beneath it.

The land itself is secured via a 23-year private lease, giving you exclusive use of your own 400m² plot within the New Earth sanctuary. This model is fully legal, simple, and foreigner-friendly — no companies or complex setups required.
